  1. Who am I listed with and where does the Listing go?
    You are listed with Real Estate Advocates in S.C. We are the oldest flat fee Company in S.C. starting in 1991 and have spread out throughout the state with 25 local Agents. We belong to a network of similar Brokers throughout the U.S. who place you in the local MLS of your choice which is the primary method for selling 85% of homes sold in todays marketplace,
  2. How do you market my home?
    We put your house in your MLS. You are on 100’s of local Agent &Company sites , and the top U.S. Real Estate sites like Zillow, & Trulia. Your can put flyers on our sign and have your phone # on our 24 hr. info line which generates buyers with no additional commission for you if you get the buyer.
  3. Where are your agents located for Real Estate Advocates?
    Currently, Columbia, Greenville, Charleston, Myrtle Beach . Spartanburg,& Anderson. We partner with another company in other markets.
  4. Can I market my own property as a For Sale By Owner?
    Yes, with some reservations. All internet & print advertising should have a MLS # with it so you don’t get bothered by agents trying to list your property.
    You can do print ads as well as open houses, network and do anything to market in your behalf other then having for sale by owner signs in your yard. This is prohibited by most MLS’s and will confuse the public & Agents.
  5. Can I be self-represented and save 6 % and not just the listing commission if I secure the Buyer?
    Yes.You pay 0 commission for listing and 0 for selling saving 6 % with our free listing program refund option.
  6. Can I make changes in my listing?
    Yes, they must be made in an e-mail.
  7. Can you save people money buying anywhere in the U.S. if they do not have a house for sale?
    Yes, anywhere with possible savings up to $5,000 with our network of Buyer Agents . A buyer can pick a Realtor of their choice, but must contact us first to refer them in order to get the savings. Rebates are a function of price and commission paid.
  8. What commission should I offer buyer’s Agents?
    In most markets 2.5 -3.0 % is commonly offered depending on the price of the home. It is important to offer a buyer’s Agent a competitive commission or they may not show your property.
  9. What happens if one of your Agents has a buyer interested in my property?
    We would get the same commission offered to a buyer’s agent as an incentive for our Agents to sell your property and not another.
  10. What is the best way to communicate with you?
    E-mail is the best method for accountability. Some of our Agents start at 5 a.m. and others work late at night 7 days a week.
  11. If I get a buyer on my own what do I do?
    We offer free full service to assist when you use us to buy another home . Be careful dealing with a buyer on your own as you may make a costly mistake. We have a form for you to make sure they are not represented by an Agent or you may owe a commission. We must reflect the status accurately in the Mls as under contract or you could end up getting another full price offer and owe a commission. We do not want you to put yourself in a precarious position. Let us do our job with our expertise to protect you. It is best to call us to handle the many issues in contracts .
  12. How about my pets?
    Tell us so we can put that in the MLS to avoid possible problems with fearful buyers or health concerns they may have.
  13. Can I have people call me for appointments?
    In most cases someone will call. Please tell us the showing instructions for us to convey.
  14. Do I have to use a lockbox?
    MLS lockboxes are optional. You can get feedback from Agents directly who show and they offer better security and ease in showing for Agents. Combination lockboxes are not secure and we do not suggest you use them . We will not give out combinations for liability reasons per our insurance company.
  15. How about vacant houses?
    Can invite lower offers and may require vacant home insurance that will cost more because of higher risk. You need to share vacant status with insurance carrier to inquire if they offer coverage.
  16. Can I withdraw at any time with no fee. Yes, and we refund you if we refer you to a traditional company and you close. Satisfaction guaranteed policy.
